Home Loan Tax Benefits Explained

Beyond the obvious benefit of owning a home, a home loan in India also comes with meaningful tax savings. Here's a plain breakdown of what you can claim and how the two main sections work together.

The two main deductions

SectionWhat it coversTypical limit
Section 80CPrincipal repayment portion of your EMIUp to ₹1.5 lakh per year (shared with other 80C investments like PPF, ELSS)
Section 24(b)Interest paid on the home loanUp to ₹2 lakh per year for a self-occupied property

How this plays out with your EMI

Recall that every EMI is split into principal and interest. Section 80C lets you claim the principal portion (up to the overall 80C limit), while Section 24(b) lets you claim the interest portion separately. Because early EMIs are interest-heavy, the Section 24(b) benefit is often larger in the first several years of a home loan — which is useful to know when estimating your effective tax savings.

These two sections work independently — you can claim benefits under both in the same year, as long as you stay within each section's limit. Together, they can meaningfully reduce the effective cost of your home loan.
